1. Seller's tax liability to date
In the State of Illinois, taxes are paid in the rears. For example,
the taxes paid in 2006 are actually for 2005's tax year. When you
sell your home, you owe taxes up to the date of closing. Therefore,
if you were to sell your home on December 1 of 2006, then you would
owe taxes for 11 months. Since the tax bills for 2006 are not
determined until 2007, taxes are usually pro-rated at 105%. For
example, if you paid $4,000 in taxes for 2005's tax year, then you
would owe $4,200 for all of 2006 or $3,850 (11 months) if you closed
on December 1, 2006.
2. Seller's title charges: These are approximately $860 for
the 1st $300,000 (of the purchase price) and $1 for every $1,000
left.
3. Deed tax stamp: $.75 per $500.00
4. City transfer stamps: These vary from city to city.

5. Survey: Approximately $250, depending on the size of the
lot
6. FHA or VA discount points (if applicable): these vary
depending on the financing of the buyer
7. Attorney's fee: $300-$500
8. Broker's commissions: This will also vary depending on
the services provided. My office typically charges 5-6%.
9. Home warranty: $399 (if you decide to provide the buyer
with a 13 month home warranty; this is typcically done with older
homes)
10. Other Expenses: $200-$400
